Why Landlords Are Selling Portfolios in 2026
Most landlords who call us are not in trouble. They have simply run the numbers again. Since 1 May 2026 the Renters’ Rights Act has been in force, Section 21 is gone, and every possession now needs a stated ground under Section 8. The government has also confirmed that every privately rented home in England and Wales must reach the equivalent of EPC band C by 1 October 2030. For four properties that is a project. For twenty it is a capital plan, and plenty of people decide the returns no longer justify it.

The Part That Decides What You Actually Keep
The headline price is not the number that matters. Gains on UK residential property are taxed at 18 percent within the basic rate band and 24 percent above it, above an annual exempt amount of £3,000 for 2026/27. Gains in the same tax year stack together, so a large portfolio sold in one go can push more of the gain into the higher rate. Any tax due must also be reported and paid within 60 days of completion. Sometimes splitting completions across two tax years is worth more than anything you could negotiate on price.
